👉 Đây là 1 chi tiết có lẽ không nhiều người chú ý nhưng cũng góp phần bảo vệ quyền lợi rất nhiều cho người mua nhà.
✅ Thông thường, bên mua có thể lấy lại hoàn toàn tiền đặt cọc nếu như giá thẩm định của ngân hàng thấp hơn giá bên bán đang đưa ra và bên mua không muốn tiếp tục giao dịch. Tuy nhiên nếu người mua ký vào giấy Waive Appraisal thì quyền lợi này sẽ bị mất đi và sẽ đối mặt với nhiều rủi ro (ví dụ như mất tiền đặt cọc) nếu như giá trị căn nhà được thẩm định thấp hơn quá nhiều so với giá bên bán đưa ra.

👉 This is a detail that perhaps not many people pay attention to, but it also contributes to protecting the interests of homebuyers a lot.
✅Normally, the buyer can get a full refund of the deposit if the appraised price of the bank is lower than the price offered by the seller and the buyer does not want to continue the transaction. However, if the buyer signs the Waive Appraisal, this benefit will be forfeited and will face many risks (for example, losing the deposit) if the assessed value of the house is much lower than price offered by the seller.
