If you are looking to buy before you sell, a bridge loan followed up by a recast might be the way to go!
A recast is typical if you bought a new home before you sold your last home. Once the old home is sold, you may want to apply the large lump sum proceeds to the loan balance of the new property. Once applied to the balance, the 30 year loan is shortened by a few years depending on the amount while the monthly payment remains the same....unless you recast your loan. A recast is not a refinance, it is just a recalculation of your monthly payment based on the new balance. Each loan type, Jumbo, conventional, FHA, has fairly simple recast guidelines that must be met.
