In June 2023, inflation was at 3.1%, the lowest level since March 2021. However, rent is not showing signs of decreasing as quickly as inflation. Over a 12-month period ending in June, shelter costs were up by 7.8%, which includes rent.

It's worth noting that rent has been outpacing overall inflation for decades. Here is the data from 1983 to 2023.

I came to America as a refugee when I was around 10 years old with my family.

My family made numerous attempts to escape the communist regime in Vietnam, but each time we either ended up in jail, got tricked, or faced setbacks. Thanks to my parents' courage, determination, and faith, they did not give up, and finally, we were able to escape by boat.

After several days in the ocean, our boat ran out of fresh water, food, or gasoline to go forward. Our boat simply drifted on the ocean. Thankfully, we spotted an oil rig and they rescued us. I am grateful to the Philippine government and the Catholic Charities for providing our family temporary refuge at a refugee camp until we found a sponsor.

One of the happiest moments was hearing the announcement that the United States was accepting our family. When we arrived to the US, we had nothing except for the clothes on our backs. Despite the hardship, my parents worked tirelessly to achieve their American Dream.

I will forever be grateful to the United States for welcoming our family, granting us the opportunity to live freely, pursue higher education, and allow us to live our dreams.

Having said that, millions of lives are currently leaving their homelands due to conflict. I urge you to pray for them and shed light on their plight.

This data is based on a 6.5% mortgage rate and Redfin’s assumption of a 5% down payment, among other preset information.

If mortgage rates drop to 5%, the median mortgage payment would be 10% higher than the median monthly rent, down from the current 24.7%.
