The number one question I get from investors: “How much money do I actually need to get started?”

Truthfully? There’s no one-size-fits-all answer.

With DSCR loans, your cash needed upfront usually depends on:
✔️ Your purchase price
✔️ Down payment amount
✔️ Closing costs
✔️ Required reserves

For example:
A $300,000 investment property could require roughly:

• $60k–$75k down payment
• Closing costs
• Reserve funds after closing

Which could put your estimated cash needed around $90k total depending on the deal structure.

The goal isn’t to guess. The goal is to run the numbers BEFORE you start shopping for properties so you can move strategically.

With conventional investment property loans, the borrower must qualify personally. The lender verifies employment, income via W-2s or tax returns, and the borrower's debt-to-income ratio.

With DSCR loans, the lender does not verify employment or personal income. Underwriting is based on the property's cash flow and the borrower's credit profile.

Most high-income earners I talk to have the same problem. Great income, great credit, and zero investment properties. The reason? They think they need to show tax returns to qualify for an investment property loan. They do not.

DSCR loans qualify based on the property's rental income, not yours. That changes everything.
