Real estate investors, here's something I want you to hear straight from me.

"DSCR loans don't look at your income" is true. But it's the beginning of the conversation, not the whole thing.

I had someone tell me recently, "My friend got 80 percent on his DSCR loan." Okay. Tell me about your friend's deal. Because your friend's deal is not your deal.

Occupancy status. Lease terms. Market rent. How long you've owned the property. All of it can shift how aggressively we structure your loan.

If you're thinking about buying, refinancing, or pulling equity out of a rental, don't find the property first and figure out the financing later. Call me while you're still looking. Let's run the numbers before you're under contract.

Here's the part that frustrates people most: you can be fully qualified and still get told no, because the problem was never you. It was the property.

I recently worked a file with a non-warrantable condo, a smaller loan amount, and a borrower without a traditional credit score. Three problems stacked on top of each other. That's exactly the kind of file I like, because being a broker means I'm not stuck with one lender's rulebook. I'm asking, "who WILL do this?"

If you've been told a condo isn't financeable, don't assume the deal is dead. It may just mean that lender or that program wasn't the right fit. Let someone who works in alternative financing take a second look.
