I paid one tenant to leave in Texas. I evicted the other in Louisiana. The eviction cost more.

The filing fee was $130. The real bill was months of missed rent, a make-ready, a leasing fee, and re-leasing below the old rent just to fill it fast. Buying a tenant out looks expensive on paper and cost way less in every way that counts, including my peace of mind.

Write-offs absolutely affect traditional loans. Perfect credit is not needed for an investment property. And your bank is not the only option. Every one of these myths costs somebody a property every week.

The house got approved. Not the buyer.

Appraised at $515,000, with market rent at $2,900 a month. That rent is what qualified the loan. They didn't even have to show their tax returns. It closed in their LLC, and they walked away with over $20k back in their pocket.

One of my favorite parts of being a loan officer is helping investors find financing solutions that actually make sense for their goals.
