VA buyers, listen uppppp👏🏼👏🏼👏🏼

A termite inspection, also known as a WDI report, is required on VA home loans, but here’s the part SOME people miss: it has to come back clear of both active infestation AND conducive conditions.🤓

Conducive conditions could include - moisture issues, wood rot, wood touching the ground, or anything that creates an easy little highway for termites to sneak in. 🐜🏡

It may seem like a small detail, but it can absolutely delay closing if it’s not handled early.

VA home loans are my absolute favorite. But, details matter. And this is a big one. 🤓👩🏼‍💻🪄🫶🏼

Your pre-approval ≠ your budget. 🤫

Just because you can qualify for a certain purchase price does not always mean that payment is what you are personally comfortable with every month. One of the very first conversations your lender should be having with you is not just, “Here is what your pre-approval is for.”

It should be:

“What monthly payment actually feels comfortable for you?”
