An 800 credit score. Over $100K in the bank. A great job. And still… no mortgage approval??? 🤯🤯🤯
➡️This is exactly why I always say: making good money and having qualifying income are not always the same thing. 😅
My client had recently started a new position in medical sales, where almost all of his compensation came from commission and bonuses. The problem came from him only having had about two months of history receiving commission income. 🫣
Without the required history, we couldn’t use the majority of what he was earning to qualify him. Regardless of the loan type (Conventional, FHA, or VA) - you MUST have at least 12 months of receiving commission income, in order for it to be used towards qualification. 📢
But a “not yet” does not have to mean a dead end.
Instead of simply telling him he didn’t qualify, we built a plan around what he could do next… whether that meant establishing the necessary income history or exploring a qualified co-signer so he could potentially purchase sooner. That’s the difference between simply running numbers and actually mortgage planning. 👩🏼💻🤓🫶🏼🪄
