Just because you can qualify for a certain purchase price does not always mean that payment is what you are personally comfortable with every month. One of the very first conversations your lender should be having with you is not just, “Here is what your pre-approval is for.”

It should be:

“What monthly payment actually feels comfortable for you?”

Huge shoutout to Corey Hunt, Realtor for negotiating incredible terms for both of our buyers today!

Our first closing was a vacation home purchase where our buyers were able to put only 10% down, secure a sub-7% rate (🤯🤯🤯) and pay $0 of their closing costs.

Our second closing was for buyers relocating to Texas, and we closed their new home in literally 17 days! On top of a smooth and fast closing, they were able to put zero down and have all closing costs paid by the builder.

When it comes to determining how much home you can afford, lenders look at the full financial picture… not just what you make on paper. 📄

Your debt-to-income ratio, credit score, down payment, available assets, loan program, interest rate, property taxes, insurance, and overall monthly obligations all play a role in what you can qualify for. 📊

That’s why it’s almost impossible to accurately say, “You make X, so you can afford X,” based on salary alone. Two buyers can have the exact same income and qualify for completely different price points because their full financial profile looks different. 🤯

The best way to know what you can truly afford? Get pre-approved with a lender who actually reviews the details… because your salary matters, but it is not the whole story. 🏡✨
