Houses aren't selling because of the interest rates 🤯
Your home is not selling because the price is inflated.
If your home is over 30 years old and there's no updates you cannot ask the same price per square foot as homes that are updated 🤯

If you want accurate advice ask a lender, your realtor is probably going to tell you it's overpriced but you're not listening..

It's not the market it's your pricing 😱💥💯

Remember when you're looking at the New Homes and their advertising Interest Rates 3-4%.
Sound great right?

Well squash the Emotional Decision😱...

The better financial decision is to buy with the current interest rate and refinance next year.🤯💯

MARKET SUMMARY Dec 1st
Rates pulled back modestly today as bond yields dipped — a bit of relief for borrowers, though conditions remain relatively tight.

MORTGAGE RATES TODAY
30‑Year Fixed: 6.14% (vs 6.24% last week)
15‑Year Fixed: 5.44% (vs ~5.51% last week)
30‑Year FHA: 5.99% (vs ~6.10% last week)
30‑Year VA: 5.76% (vs ~5.85% last week)
5/1 ARM: ~6.50% (vs ~6.55% last week — estimated)
30‑Year Jumbo: 6.44% (vs ~6.44% last week)

KEY NUMBERS
• 10‑Year Treasury: 4.02%
• Mortgage Spread: ~212 basis points (30‑yr fixed vs 10‑yr Treasury)
• S&P 500: 6,849 (up 0.5%)
• VIX: 16.35 (calm)
• Mortgage Applications: up modestly (≈ +1–2% this week)

HOUSING MARKET UPDATE
• Temperature: BALANCED
• Inventory: ~4.5 months supply
• Median Home Price: $425,000 (up 3.2% YoY)
• Days on Market: 33 days
• Key Trend: Slight easing in rates combined with stable inventory is nudging buyers back in — activity is picking up slowly.

COMPETITIVE CHECK
Rocket: 6.20%
Wells Fargo: 6.15%
Chase: 6.18%
Market Average: 6.14%
Trend: Rates slightly falling

ACTION PLAN

Locks: Be cautious but opportunistic — rates dipped but volatility remains.

Focus: Purchases and select refinances — lower‑rate borrowers might benefit.

Opportunity: Push 15‑yr fixed and FHA/VA products for qualified clients — the spreads are favorable.

Risk: Treasury yields could rebound if inflation data surprises — that could push mortgage rates up again.
