We are so happy for this new homeowner. Her realtor negotiated over 20K in repairs, a New Roof, Reinforced Foundation, & New HVAC Furnace as well as 10K+ in seller concessions for closing costs. We gave her over $1K in a lender credit to buy her rate down into the 5s, and an appraisal credit to cover her appraisal at closing.

We also helped her exclude a debt off of her DTI to help her qualify for a higher mortgage! When you work with a mortgage broker like us we help you navigate the lending guidelines to help you get approved and to the closing table in record time.

Happy New Year, let’s make 2026 a year to remember!

Locked this client in right before the fed rate cut which caused rates to jump. A 5.25% rate. We have not seen rates this low in a while. This client was in the last year of a 2-1 buy down that adjusts to 3K a month in February. Their new permanent payment will be around $2,400. 👌🏾 Glad this client decided to take our advice and lock in the lower permanent rate in the nick of time!!

Shoutout to our client on completing this awesome burned unit project in Shreveport, LA! We can do investment renovation, new construction, and DSCR cash outs nationwide!

We helped him get his renovation loan and then an 80% DSCR cash out refinance just using the projected rents in the area to pull all his original capital back out of the deal so that he can cash flow and rent long term or by the room. An infinite return!
