¿Sabes cuánto tarda realmente construir tu casa desde cero en Houston? Nuestro builder partner te lo explica paso a paso. 🏗️

Paso 1: El equipo. Todo empieza contratando a un arquitecto y a un builder que conozcan el mercado local. Ellos convierten tu visión en planos reales.

Paso 2: Los permisos. Aquí es donde muchos se sorprenden. Solo en Harris County, la aprobación de permisos puede tardar de 6 a 10 semanas, y en zonas más complejas de la ciudad puede ser aún más. Por eso trabajar con profesionales que conocen el proceso te ahorra meses.

Paso 3: El diseño y presupuesto. Con tu diseñador de interiores defines acabados y detalles. Y ojo con esto: uno de los retrasos más comunes es hacer cambios grandes de diseño cuando la obra ya empezó.  Decide todo antes, no a mitad de camino.

Paso 4: El financiamiento. Ya con plano, diseño y presupuesto completo, es el momento de hablar con tu lender. Cuando el préstamo está aprobado es cuando se comienza, sabiendo exactamente cuáles son tus gastos. Sin sorpresas.

Paso 5: La construcción. La obra en sí tarda unos 8 a 9 meses, pero el proceso completo, desde la planificación hasta las llaves en tu mano, normalmente toma entre 13 y 16 meses aquí en Houston.  Y factores como la lluvia (que aquí no falta) pueden mover fechas, así que planifica con margen.

La diferencia entre un proyecto que fluye y uno que se estanca está en el equipo que te rodea. Builder, arquitecto y lender trabajando juntos por ti.

You got pre-approved. Congratulations. 🎉 Now here’s what NOT to do before you close:

❌ Don’t open new credit. No furniture financing, no new car, no store card at checkout, even at 0%.
❌ Don’t make big purchases or move large amounts of money between accounts without documenting where it came from.
❌ Don’t change jobs, switch to commission or 1099, or quit without telling us first.
❌ Don’t close old credit cards or pay off collections on your own. Sounds helpful, can actually hurt your score.
❌ Don’t miss a payment on anything. Not one.
❌ Don’t co-sign for anyone, even family.

We know life happens and things change. That’s normal. Just talk to your lender and your realtor BEFORE you make the decision, not after. Keep us in the loop and we can usually work around it. 🤝

Here’s why it matters: underwriters re-verify everything right before closing. Your credit, your employment, your bank statements. A change you made two weeks ago can delay your closing or cancel your approval entirely.
