Selling your home doesn't automatically mean your VA entitlement is restored and that little detail can matter BIG when you're ready to use your VA benefit again. 🇺🇸🏡

-The VA loan generally needs to be paid in full
-The payoff must be verified
-Then your entitlement can be restored for future use

This is one of my closings from last month! (Better late than never lol 😆) This sweet couple had a less than desirable situation in their neighborhood and couldn’t get HOA to help so decided to move to get away from their situation. They found a home to put an offer on but someone else had just put an offer and gone under contract.

So they found a beautiful flip home and went under contract but the flip turned out to be a flop ☹️ so they backed out of the contract. As luck would have it the first home came back on the market and they went under contract on it. We were able to get them closed in 7 business days to still close by the end of the month!!! 🏡🔑🥂

I couldn’t be more excited for these first time homebuyers! We were able to do a down payment assistance loan to cover the down payment and get seller credits to cover the closing costs! Their out of pocket expense was just under $1,000 at the closing! 🏡🥂🍾
