When we look at a new project, our goal isn’t to get excited — it’s to kill the deal. There’s so much that can go wrong in real estate, so instead of asking, “Why should we buy this?” we ask, “Why should we say no?”

Only the projects we can’t talk ourselves out of are the ones we actually buy. That discipline matters more than chasing the next shiny opportunity.

That shift matters. We build and buy outdoor wellness resorts because that’s what our demographic is choosing right now: experiences over stuff, nature over noise, presence over pixels.

Houses are overpriced in a lot of markets. Prices skyrocketed during COVID, and many still don’t make sense today.

That’s why I stopped buying houses and started buying outdoor wellness resorts near national parks. If you’re investing for the long term, own assets in places people actually want to be — with built-in demand, emotional pull, and real staying power.

I’ve sold investments that were still making money — not because they were bad deals, but because real wealth isn’t just about cash flow. It’s about return on equity and time.

If capital is stuck earning mediocre returns, that’s opportunity cost. We don’t just ask, “Does this cash flow?” We ask, “Is this the best use of our capital and time right now?” That question changes everything.
