I think the only way to hit a million a month and to due it consistently is to get into markets other then NY and NJ.

NY and NJ are lucrative BUT not easy at all.

It’s a grind

The attorneys make it hard — extremely difficult hurdles to overcome.

The cash conversion cycles are triple the time frames from other states . ( it’s a drain on cashflow )

And the permitting process is one of the most arduous in the nation ( NY more then NJ) in some municipalities it could take 4-5-6 months for approvals or longer

This is the text from my sales manager to me on Friday .

These are not bu****it contracts - we don’t count deals unless they are double verified and the deal is legit as a rehab, wholesale wholetail .

Anything that may be an ass for the seat play or a hairy deal that is not guaranteed to close we don’t count.

$750 of new verified revenue for March

2nd month ina row over 675k.

april looks like it will be the same -

but you never know.

S**t shifts quick in this game

The million dollar month is not out of reach BUT it will take geographic expansion to hit it.

This analogy kills me .

I jumped on a call with one of my Acqusitions managers to help solidify a creative deal.

Call lasted 15 minutes maybe 20.

She’s an older seller

I went through the process, connected on a deep level , took her through an emotional ride,

took her from Fear overwhelm and confusion to the promise land

explained we can’t move forward until we speak with her two sons and her attorney.

The deal is getting done, no doubt . We are going above n beyond and doing things right

Progress

These pictures will probably have zero impact on you- and most wont get what they mean ..

… But what this is showing me is all the hard work and dedication to building the inside of me, the autonomicnervous system, and realigning, parasympathetic, and sympathetic parts of it, are coming to fruition

I’ve been doing some unorthodox things last 6 to 12 months to dial in and optimize

Stuff that works the inside s**t

I’m not talking about the emotional inside although when you dial in it’ has a positive powerful impact on the emotional side of you.

Initially it looked as if there was little to no progress being made… like zero movement

But…

Slowly, week after week month after month, all of the stats started going into the right direction …

It’s the compound effect and it’s fu***ng powerful

Those Personal KPIs that had to rise started to slowly rise

and those KPIs that needed to be lowered slowly over time decreased

Fast-forward almost a year in, and I’v rewired my whole nervous system. The compound effect is the real deal .

I’m not guessing that this has happened

it’s not a “ I feel better thing “ ( even though I feel fu***ng unstoppable )

This is provable with data .

Data doesn’t lie

Not in business

And not in Life

All the data, everything I tracked is proving to be paying off

When you get your inside systems
in alignment

dialed in

optimized

your life outside is magnified 100x

Still have a alot of work to do

It never ends

I’ll continue on with this and soon overlay a few more “unorthodox” techniques systems methods to get to an an even more optimized level …

Being a realtor sucks ? Or does it ?

Been speaking to a lot of my realtor friends, over the course of the last six months, and here’s the feedback I’m getting

There were three distinct groups of realtors

One group is struggling and has seen a drastic cut in their income 2023 first previous years

One group is pretty much status quo they were never really doing much of anything back then and they’re really not doing much of anything today

( we we used to call this type of group pikers when I had my mortgage bank)

In the third group, the third group is actually crushing it- making waves and taking market share.

What’s the difference between all these groups?

When I can tell you the realtors that are crushing it every single day they’re prospecting, and their team is prospecting for new listings

They’re working their sphere of influence they are working the referrals from previous clients.

They’re working the open houses, they are cold calling , networking, they are drumming up business and not sitting back complaining about how bad the market is.

The group that had a drastic income cut from previous years till now is a direct reflection on their output meaning how much time are they spending networking, prospecting and marketing?

I can tell you they all thought the gravy train would never end, but it did and now they’re in panic mode.

Across-the-board top producers, and those that slid off this year because they weren’t marketing as much or prospecting said the same thing

Being a real estate agent is an absolute grind dayin and day out,

if you’re an agent making any type of money, I’m sure you will agree.

It’s a constant and never ending pursuit of listings buyers contracts, and closings.

It’s a grind and it never ends.

Managing your buyer managing the seller managing the appraiser home inspector attorney.

You need to be a dam octopus 🐙 with hands in all fires 🔥
