Most lenders won’t touch a luxury condo before it’s built.

We did — because the structure made sense.

The unit was still under construction, so instead of relying on a traditional mortgage position, we secured the membership interest through a UCC filing, added personal guarantees, and structured the deal around the projected completed value.

By the time the building delivers, the position converts into a traditional mortgage structure.

This past dive out of Lake Park Marina with Jeff Samuels and Subsurface Veterans is exactly that. Three dives, strong conditions, and some serious marine life—tiger sharks, lemon sharks, and Goliath groupers moving through like they own it. But what matters isn’t just what they saw. It’s what this represents.

Jeff is doing something real—bringing veterans together, getting them back in the water, giving them a space to reset and reconnect. That kind of work deserves support.
