Down payment assistance has become a big talking point lately, and rarely do we ever hear that buyers are being told the full story.

* Many down payment assistance programs hide the fact that they place a 2nd (or even 3rd) lien on title. That keeps buyers from having the equity to refinance or sell for years to come and locks them in the current high rates.

* Most require payments on the down payment assistance portion as well.

* Most have income limits below what most homebuyers make that disqualifies many buyers

For all of our realtors and buyers, this is a friendly reminder that who you choose to work with as your lender could not be more important.

We were contacted today to help rescue a transaction where the other lender (one of our frequent competitors in Lea County) never ordered the appraisal...even though they have been under contract for 39 days and were supposed to close...TODAY!

Even worse, this transaction needed to close concurrently with two other transactions that are all at risk of terminating due to the inaction of this loan officer and lender who stopped responding weeks ago instead of just admitting that they made a mistake.

We communicate and always will whenever you need us. Choose wisely.
