SO, the scammers are out there!! If you get a letter like this, it is likely an attempt to either take your information OR have you accept an offer that is likely NOT in your best interest!

WOW - just WOW! Open House "Weekend" has evolved - we are seeing many more "commuter" Open Houses almost every evening of the week. And let's face it, families are busy, and it's important to be able to tour homes on a client's schedule, rather than just the weekend.

This past week was no exception, and the HUGE bonus was the number of hosts who had Halloween treats - yes, loading up on M&Ms and Snickers bars was a special treat.

Are there awesome "deals" out there? Not really, but there is a decent selection of homes priced appropriately for the current market. And no, not every seller is "heading South", there are many reasons for sellers entering the market - the number one reason seems to be "The Right Fit".

Another BIG weekend! In Massachusetts, there are over 4,000 open houses this weekend, and 1358 have sale prices under $600,000.

And did you know that if you buy now, your first mortgage payment will on be until at least January of 2027? If you are interested in moving - whether it is now, on the list as a goal for 2027, or maybe even in 2028, it's a good time to get out there.

Starting online is good, but there are so many "AI" tools designed to enhance posts, it's best to see it in real. Yes, gas prices are up there, but investing $20 in "extra" gas may allow you to visit the home of your dreams!

Do Your Homework! Although lenders and investors establish guidelines for condominium and homeowner associations, it is CRITCAL that you as a prospective buyer complete "Due Diligence" (AKA - do your homework).

Ask to see the financials for the association. Ask to see past meeting minutes. Ask, Ask, Ask. I do not know the details of the situation referenced below, and why there is a staggering increase in association fees.

I'm here to help - we have resources to inform you of the guidelines that are being implemented to support you and make sure you understand what you are buying.

Their concern is that liens will be put on their homes, and they could face bankruptcy or foreclosure.

Another BUSY Open house Weekend in the books!! Some observations:

1. Seeing many more evening open houses during the week. Think about checking out homes in the evening after work - a 5 pm (ish) tour can give you tons of information.

2. Open houses can be SO convenient for sellers - no need to scramble to "tidy up" and leave your home during the day to accommodate a showing - and multiple families can tour the home in a 2-3 hour period. (And for buyers - NO APPOINTMENT NEEDED)

3. The hosts are doing a great job outlining the features and having information on the home handy - plot plans, tax information - they come prepared to answer buyers' questions! And yes, I love the snacks!

4. The increased selection is "NEW" to the New England market - but as you probably know, once your "favorite" house is gone - it's gone most likely for 10-25 years!!

Almost 29,000 = the number of homes for sale in Massachusetts

4955 = the number of Open Houses this weekend in Massachusetts

Bottom line - if you are interested in moving within the next year, now is a good time to implement a plan. Some thoughts that vary depending on your timeline:

1. Moving within 3 months: Get Pre Approved; begin your search online; narrow down your "must haves"; narrow your geography; reach out for the name of an agent who can serve you well; tour open houses

2. Moving in 3-6 months: Talk with a lender - get an idea of costs, programs, and what may be needed for you. Scan homes online. Develop some "like to haves" in a home. Tour Open Houses.

3. Moving in 6-12 months: Talk with a lender - look at some "what ifs" and financing scenarios. Tour Open Houses in your travels

4. Moving more than 12 months out: Talk with a lender - ask about long term trends. Get some ideas of your "Vision" and consider getting a "Vision Board", and put on it some pictures of what you'd like - maybe a swing set, a hoop, a great kitchen- dream big!!

No matter when you are looking to move - I'm here to help.
