So.… Mortgage Rates Got Worse After the Fed Rate Cut 😬

Sounds backward, right? Here’s the scoop 👇

The Fed doesn’t actually set mortgage rates. When they change the “rate,” they’re adjusting the Fed Funds Rate (the rate banks charge each other overnight). That affects things like credit cards, auto loans, adjustable rate loans and home equity lines, but not mortgage rates directly.

Mortgage rates are more closely tied to 10-year Treasury yields, bonds, and mortgage-backed securities. The Fed’s actions do influence these markets, but what really moves rates is how investors react to what the Fed says in the press conference after their meeting announcement.

Yesterday, the market had already priced in the highly anticipated .25% rate cut and were even factoring in an additional .25% cut expected in December. Then Fed Chair Jerome Powell threw cold water on everything by saying:

“A further reduction in the policy rate at the December meeting is not a foregone conclusion... far from it.”

That “far from it” part spooked investors, causing an immediate sell-off in bonds and pushing yields higher, which means mortgage rates actually got worse.

👉 As of today, mortgage rates are roughly 0.125% - .25% higher due to Powell's comments yesterday.

Now we wait to see if rates continue to creep higher or will we see a rebound over the next few days? Stay tuned.

Opportunity is Knocking....
Interest rates have been improving, and we’re seeing some of the best rates in over a year.

The real estate market has cooled a bit. Homes are sitting longer, and we’re seeing more price reductions. Sellers are more open to negotiating, so BUYERS have more leverage and options right now.

If rates continue to improve, affordability will improve too. That’s good news, but it also means more buyers will jump back into the market. Competition will increase, and multiple-offer situations will likely return.

This window of opportunity favors buyers who think and move strategically. If buying a home is still in your short-term plans, I encourage you to treat the current market as an opportunity.
