After graduating with a multi-discipline BA in Business, Music, Art, and Multimedia, he became a sales agent for an RV manufacturer. He served his clients by helping them sell their product, maintain client relationships, manage their financing, and keep accurate accounting on their orders at various plants. An adept international traveler, serving clients all over the United States and Canada came easy to Dave. Feeling a need to live on the coast, Dave decided to move to Charleston SC in 2002. Unhappy with the product and overall industry, Dave quickly took what he liked about the RV and mobile home industries and decided to become a loan officer. The die was cast. Finance was a great fit for him and Dave decided to continue in the mortgage industry. Within a few months, Dave became the top loan officer at a company of seventy-five loan officers. After working for companies that had to close their doors, he realized the mistakes that others had made and started his own branch. Efficiency and product knowledge in an ever changing mortgage industry have always been his strong points, but what really sets Dave apart is his willingness to communicate and follow-up especially when there are unique and challenging issues with a file. Whether he’s working with a client purchasing a $65,000 home or a $7 million property, Dave gives everyone the same top notch service they deserve. Have you been turned down by a lender for a mortgage? 2 lenders? 3 or more lenders? It doesn’t matter! We do not have what are called ‘overrides’. Meaning, our rules are the government guidelines and we don’t restrict any qualifying criteria further. The bank where you have your checking account might say you have to have a minimum middle credit score of 680 to get into any of their mortgage programs. We start at 580 on some.

That being said, you still might not qualify. Well, maybe not now, but with a little direction, I can often help someone fix their credit within a month or two (sometimes weeks) to make that loan work for you. There are even options for those whose credit is worse off than that. Check this video out!

ALL HOMEBUYERS! There’s a glitch in our system! What happens 9 times out of 10 is people start looking for homes first. That kind of makes sense, it’s the fun part of the whole thing. Not if you don’t want your heart broken though. Find out what you can borrow first! Find out if you qualify for a mortgage and what YOU would be comfortable with in a monthly payment, down payment, mortgage terms, etc. Get that out of the way THEN have your lender refer you to a Realtor or vet the one you have. Don’t fall in love with a house that doesn’t fit your financial needs! You will be SO MUCH MORE HAPPY in the end getting the boring stuff out of the way and looking for homes that genuinely fit your needs and wants. Get in touch with me if you’re thinking of buying. If you are financing a home and are paid in any other way than W-2s, you need to watch this video! If you have even a mildly complex income situation, GIVE ME A CALL! You all have seen the ads great big lenders spend millions on trying to get your business and that’s great for a streamline refinances. They’re an assembly line and all those loans are about the same. However, if it’s a loan to purchase a home or there’s anything different from the loan before it, it gets kicked out and you’re at the bottom of the pile. Three months later, the seller won’t give you any more time to get your financing in order, you don’t have a home, and you’re back to square one. Let’s skip all that and keep your blood pressure steady throughout the process!

Housing is expensive these days and for those of you who are retired, that can be more of a burden than most. Look into a reverse mortgage. I’d like to wish everyone a great Memorial Day weekend. Go have fun, get some sun, relax, but don’t forget what this day is for. My first real contact with anyone from the military was about twenty years ago when I first started originating VA loans. Since then, I’ve been amazed at the individuals I’ve helped. EVERY single one has something we normal civilians don’t have. They have a tenacity, attention to detail, and a level headedness that I don’t often find with other people. These are the people we send to the front lines and, because of them, the military is able to do their job to a level unparalleled by any other branch of our government.

Thank you to those who we have lost in battle. Thank you to those serving or who have served. Thank you the families and friends of loved ones who are missing someone who sacrificed in an effort to help this country.

Looking for the best deal out there??? THIS MAY (or may not) BE IT!!! By now, I’m sure many of you have seen articles and ads for ‘assumable mortgages’. It is a real thing, but 80% of the time it’s being used to lure you into clicking on that link. The other 20% of the time, it’s someone who’s not in the know writing an article, who doesn’t know the important high points of the process to explain to the consumer. I DO! Credit quick tip!!! Want to know what the most agonizing thing a mortgage lender has to tell a client? “You can’t get a loan, because you missed a $13 credit card payment a few times this year.” True! For the most part, even if you have 20% to put down, plenty of income to cover the mortgage payment, and a credit score that would normally qualify you, missing a few measly payments can disqualify you from getting a mortgage!!! (FYI - “They didn’t send me a bill.” doesn’t count as an excuse!)

Statistics, ugh!?!? Don’t worry, this is like just the first day of Stats 101. You know how in the news everyone’s warping statistics to fit their story line? Well, it happens in finance and real estate too! Most of the time, it’s nothing nefarious. It can be misleading though regardless. SUMMER’S COMING!!! Yea, I said that last year AND this is last year’s video. Just so happens, home prices have risen like I said in that video, they’re going to do it again, and you buyers and sellers will be in the same position I predicted last year!!!

That means get your financing ready if you’re planning on buying a home this year! If warm weather has that much of an effect on the entire economy, imagine what it means for real estate! You’ve got competition and if you want to win, you better bring your A game. I can help you get there!

Here’s something you don’t hear about much these days, REFINANCE! You don’t hear about it much, because, chances are, today’s rates are higher than when you last purchased or refinanced your home.

That being said, there are a lot of people out there who NEED a refinance. They’re hurting with their monthly cash flow. A debt consolidation loan might be the only way they can keep their home or car. There are a lot of people who might need money for an emergency. The equity in your home might be the only way or the least expensive way of doing that.

Ok, last week we talked about freezing your credit. This week we’re talking about fixing it or reviewing it. See the link below to get you free annual copy of your report. THIS IS THE ONLY LINK YOU SHOULD USE! This is a program the government set up a few years ago. Any other link and it’s either a different pay service or someone trying to scam money from you. Two of them will allow you to get your score for free as well and one of them charges a dollar. If you, any of friends, family, clients, etc want me to review your/their reports, let me know. **These scores might not reflect exactly what lenders pull.** That’s ok and I can explain more if you’d like.
