A final recap of our first BRRRR:
Buy: 103k August 14th
Reno: 77k
Rent: $1600
Refi: 267k appraisal. (75% LTV)

All in all we would consider this a huge success. Got all our money back on the refi + some for reserves along with still maintaining positive cash flow even if $100 or so a month.

Pros:
We have a fully renovated property, cash flow renter, $0 out of pocket costs, helped improved a abandoned home into a great place to live, and more

Cons:
No real con other than the stress eating and grey hairs. We learned A LOT! Took us 7 months reno, 8 months to get a renter, and 9 months to complete the refi.

We have 2 more coming up! Would love your feedback on the above or if you have questions. We are not experts so we are learning by taking action, but happy to answer any questions.

Renter moved in April 1. We used Atlanta Housing Authority (S8). So far, we like the program. Have questions about it? just DM us.

We like to have multiple strategies with our properties. This was a Airbnb cash cow being close to GT, Mercedes Benz, and downtown convention center...until Covid-19.

Now it’s a monthly rental, fully furnished, still almost hitting the 1% rule. It is also helping a family in need of quick housing during difficult times.

We are more than just investors and property managers. We are human beings wanting to help others. Given the continued struggle within the hospitality industry we came up with payment structure that worked for the tenant, ourselves, and we even chip in on the landscaping as it’s good to get a little 😓 from time to time to help them out.

With all that said above this property is still in line with our in-town strategy of purchasing near current & future Westside & downtown amenities.
