Hello Prospective Tenant,
We know the process of moving can be a challenging one so we have created this checklist to lead you step by step through the approval process. It is our goal to facilitate a smooth and stress-free experience for you while securing the highest quality tenants for our clients.
Complete an application and background check for each adult (over 18) that will be living on the property. Cost is $30 and is non-refundable. Tips for completing the applications:
Please do not combine your information or use the same email address for any of the applicants.
Every field must be filled in or it will be rejected by the system.
Rental histories can include parents’ addresses and personally-owned properties with yourself listed as the landlord.
Credit references can include phone and utility bills, car payments or any other regular payment you make.
At least one completed application must be on file before a showing can be scheduled, no exceptions.
Our policy is to give our current tenants the courtesy of a 24 hour notice before a showing, please consider this when applying.
After the showing, if you wish to continue with the process, the other adults must fill their applications out as well. Your information is kept on file for 45 days and can be applied to any of our listings.
Once you have decided to move forward with the process, we require a $200 holding deposit for apartments, $500 holding for a single family home.
Checks or money orders can be made out to: Drab2Fab Properties. PayPal is an option as well but requires an additional $20 to cover processing fees.
If you are approved, the holding deposit will be used towards your first month's rent including additional Paypal fees if applicable.
If you do not qualify, your deposit will be refunded, minus any PayPal fees if applicable.
If you choose not to proceed after committing to a property, Drab2Fab will retain this deposit in order to cover our expenses.
Once we have all applications, background checks and deposit, look for two emails from us. One will request your employment verification and the other identification confirmation.
If for some reason you have trouble uploading your information you can send it to [email protected]. This email has gone to spam in the past, please keep an eye out for this email.
Pet Screening: Each applicant must fill out our Pet Screening forms, regardless of pet ownership.
You have three options:
No Pet: this form clarifies our pet policy. Please note our policies carefully. Tenants acquiring a pet without our approval can result in additional fees and eviction.
Pet Owner: only one application per property is required. This form will assist us in determining additional rent and non-refundable pet fees. We cannot determine pet fees until we receive this report back from Pet Screening as fees are determined by age, size, breed and type of animal.
Service Animal/Emotional Support Animal (ESA): There is no charge for tenants with a legally recognized service/ESA animal. All questions must be answered and necessary documents provided. Without exception, you must meet the legal requirements to be given a waiver of pet fees.
There is a two pet limit on our pet friendly properties.
Approval! Provided we are able to reach all your references and you have turned in all required documents, this process typically takes one week.
