****ATTENTION BUYERS AND REAL ESTATE BROKERS***

When looking at new construction and you are incented to use the Building Company's Lender to receive Seller Credit, always check with your trusted Mortgage Lender to compare how that credit impacts your loan. This was quoted by the builder's mortgage company. They are charging over $8000 in points to buy down a USDA rate to 5.99% resulting in a 6.72% APR. Then they are "giving" the buyer $8999) seller credit.
They are truly only giving the buyer roughly $900 toward closing cost!

It will not hurt you to consult with your lender, and a professional mortgage lender will advise you on which product is more beneficial.

It pays to look beyond the $$$$$$$$$ signs and talk it out with someone who truly has your best interest at heart. Call me to learn more.
