Borrower: “I’m not making any big purchases before closing.”
Three days later: “Well… I did use a buy-now-pay-later plan.” 🚨😂
Friendly mortgage reminder: Even small new payments can affect your loan approval. They may count toward your debt-to-income ratio and could create additional questions during underwriting.
That couch, TV, vacation, or trendy tumbler set might seem harmless, but adding new credit while your loan is in process can complicate your path to closing.
The goal isn’t to ruin your shopping plans. It’s to help you get to the closing table. 🏡🔑
Under contract? Always check with your loan officer before opening a new account or making a financed purchase.
Because “I thought it was just a small payment” is not the conversation anyone wants at 4:57 PM on Friday. 😂
