VA buyers, sellers, and agents—this is a pretty big update. 🇺🇸🏡

The VA has made some changes to its Minimum Property Requirements (MPRs), and the goal is to make the appraisal process a little less complicated.

A few of the biggest changes:
• Detached sheds, garages, and outbuildings won’t be called out unless they’re an actual safety issue.
• Radon requirements for new construction have been removed.
• Non-vented heater/fireplace certifications are no longer required.
• Peeling paint on homes built after 1978 won’t automatically require repairs unless it’s creating a real hazard.

Overall, appraisers are being asked to focus on what really matters—safety, structural soundness, and habitability—instead of cosmetic issues that can slow down a transaction.

If you’re planning to use a VA loan, or you’re selling a home to a VA buyer, these are good changes to know about.
