If your lease ends in August and you want to close around then, NOW is the time to start your pre-approval process. House hunting takes longer than most people expect, and you don’t want your lease deadline forcing you to settle for the wrong house.

Here’s the thing about preparing financially: pay off those credit cards before you apply. Lower debt-to-income ratio means you qualify for more house, and VA loans already cover most of your closing costs anyway.

The VA loan is one of the best deals in lending - no down payment, no PMI, seller can pay most closing costs. But don’t let that make you rushed or careless about which house you choose.
Better to go month-to-month on your lease and find the right place than rush into 30 years of payments on something that doesn’t fit your life.
