Millennial working mom chic ✨

It’s chaotic and exhausting and overstimulating and somehow… really freaking beautiful.

It’s answering emails from the school pickup line. Dinner being whatever requires the least amount of effort. A calendar that looks like a game of Tetris. Sitting in the car for five extra minutes because it’s the only silence you’ve heard all day. 🤣

It’s building a career while raising humans. Chasing goals while driving everyone else to theirs. Trying to remember spirit days, appointments, deadlines, grocery lists, practices, passwords, permission slips… and why you walked into the room in the first place.

Some days I feel like I’m absolutely crushing it. Other days, everyone is alive and that feels worthy of recognition too. 🤣

But somewhere in all the running, working, chauffeuring, laughing, forgetting, figuring-it-out-as-we-go chaos… this is the life.

The one I’ll probably miss someday.

So for now, I’m embracing the chaos, ordering the iced coffee, adding another thing to the calendar and calling the whole thing ✨chic✨.

Because if millennial moms are going to do entirely too much, we might as well romanticize it. 🤍

There are some big national housing headlines worth paying attention to right now and I want to break them down clearly so you know what they actually mean for buyers and sellers in today's market.

Mortgage rates are still being impacted by inflation concerns and global events, especially with ongoing conflict overseas creating uncertainty. But the good news is that rates have been more stable recently and that stability gives buyers a significantly better chance to plan, budget, and move forward with confidence.

We are also seeing positive housing policy updates including FHA changes designed to reduce costs and make financing more efficient for buyers who use government-backed loan programs. That is a real and tangible improvement in the affordability picture for a meaningful segment of buyers.

And on the seller side something important is shifting. Sellers are starting to become more realistic about pricing, which could create genuine opportunities for buyers who paused earlier this year and have been waiting for conditions to improve.

So if you have clients sitting on the sidelines right now this may be exactly the right time to reconnect, revisit their numbers, and see what options are available to them in today's environment.

A lot of buyers think waiting until spring is the smart move, but here is what that can cost you.

Spring brings more listings, but it also brings more buyers. That usually means more competition, more bidding wars, and less leverage.

In winter and early spring, there are typically fewer buyers in the mix, and that can open the door to negotiating price, seller credits, repairs, and even the closing timeline.

If you are financially ready, buying before the rush can be a smart play. You can lock in the home now, and if rates improve later, you can explore refinancing options then.

But February is one of the quietest months of the year, and that is exactly why it can be a smart time to buy.

Less competition can mean fewer bidding wars, more room to negotiate, and better odds of getting seller credits or a price reduction.

If you want to buy without the chaos, the “soft market” months are worth a serious look.

This refinance looked like a win… until we did the math. 👀

A homeowner came to me with a construction loan and a balloon payment coming due.
She had almost 50% equity and a rate in the 7s, so refinancing made sense.

Another lender offered her a rate in the 4s. Sounds amazing, right?
Here’s what the loan estimate actually showed:

✅ Switched her into an FHA loan she didn’t need
✅ Added almost $200/month in mortgage insurance
✅ Rolled points and extra fees into the loan
✅ Loan amount would have gone up by thousands

The “lower rate” barely changed her payment… but cost her a lot more long term.

With her equity, she didn’t need FHA.
She didn’t need mortgage insurance.
And she definitely didn’t need extra fees just to brag about a lower number.

👉 Takeaway: Don’t chase the lowest rate. Compare the whole loan estimate — rate, fees, mortgage insurance, points, and how much the loan amount increases.
