A lot of buyers think waiting until spring is the smart move, but here is what that can cost you.

Spring brings more listings, but it also brings more buyers. That usually means more competition, more bidding wars, and less leverage.

In winter and early spring, there are typically fewer buyers in the mix, and that can open the door to negotiating price, seller credits, repairs, and even the closing timeline.

If you are financially ready, buying before the rush can be a smart play. You can lock in the home now, and if rates improve later, you can explore refinancing options then.

But February is one of the quietest months of the year, and that is exactly why it can be a smart time to buy.

Less competition can mean fewer bidding wars, more room to negotiate, and better odds of getting seller credits or a price reduction.

If you want to buy without the chaos, the “soft market” months are worth a serious look.

This refinance looked like a win… until we did the math. 👀

A homeowner came to me with a construction loan and a balloon payment coming due.
She had almost 50% equity and a rate in the 7s, so refinancing made sense.

Another lender offered her a rate in the 4s. Sounds amazing, right?
Here’s what the loan estimate actually showed:

✅ Switched her into an FHA loan she didn’t need
✅ Added almost $200/month in mortgage insurance
✅ Rolled points and extra fees into the loan
✅ Loan amount would have gone up by thousands

The “lower rate” barely changed her payment… but cost her a lot more long term.

With her equity, she didn’t need FHA.
She didn’t need mortgage insurance.
And she definitely didn’t need extra fees just to brag about a lower number.

👉 Takeaway: Don’t chase the lowest rate. Compare the whole loan estimate — rate, fees, mortgage insurance, points, and how much the loan amount increases.

Big news for the Michelle Rager Home Loans team! 🎉 Please help me welcome Liz Bates as my new Loan Officer Assistant & Processor.

Liz has been in the mortgage industry since 2018, but her roots run even deeper - her dad has been in the business since 1989 and her mom since 1999. With that kind of family legacy, she’s grown up surrounded by mortgage knowledge, giving her a wealth of experience and insight that will be a tremendous asset to my team.

She’ll be my right-hand in keeping files moving smoothly…handling those behind-the-scenes tasks like gathering documentation so I can stay focused on guiding clients and supporting my referral partners. With my busy cheer mom schedule and all the time I spend in the car, having Liz on board means we can get to the finish line even faster without sacrificing the personal, hands-on service my clients know and expect.

This one’s a little long, but it’s straight from the heart — and I promise it’s worth the read.

A few months ago, I made one of the biggest decisions of my career: I stepped out on my own and opened Michelle Rager Home Loans — powered by Canopy Mortgage — where I now proudly serve as 𝗕𝗿𝗮𝗻𝗰𝗵 𝗠𝗮𝗻𝗮𝗴𝗲𝗿. 🙌🏼

When I started in banking back in 2015, I was a single mom just trying to find stability and good health insurance for my family. I had no idea the path would lead me here. From consumer lending to the mortgage world — I’ve worked hard, learned the ropes from the ground up, and poured everything I have into helping people become homeowners.

In 2020, I originated my very first mortgage loan — for the mom of one of my best friends — and it gave me the courage to keep going. Since then, I’ve had the privilege of working with so many amazing people: clients who trusted me, agents who partnered with me, and mentors who believed in doing things the right way.

But let’s be honest — it hasn’t all been sunshine. There were seasons of discouragement, moments when I felt pressured to follow a path that just didn’t align with my values. I’ve seen the side of this industry that focuses on appearances over integrity… and I’ve learned that’s not the kind of business I want to build. I’ve had the blessing of working under a few great leaders who taught me what real mentorship looks like — and their example helped shape the way I choose to lead now.

2024 tested me in ways I can’t fully put into words. It was a year of loss, growth, and unexpected clarity. I stepped back, prioritized my faith, focused on my family, and made the decision to build something that feels honest, impactful, and mine.

With nearly a decade of banking experience and 7 years in mortgage specifically, I realized I didn’t need anyone’s permission to lead — especially not from voices that haven’t walked the road I’ve walked. There is always more to learn in this business, but I feel confident in the relationships I’ve built, the trust I’ve earned, and the way I show up for the people who count on me.

And the moment I said “yes” to doing this on my own? Doors started flying open. Work poured in. The weight I’d been carrying lifted — and I could breathe again. I’m now equipped with a streamlined, powerful system that lets me serve my clients better, from wherever life takes me, and gives me the freedom to be more present at home.

So here I am — building 𝘔𝘪𝘤𝘩𝘦𝘭𝘭𝘦 𝘙𝘢𝘨𝘦𝘳 𝘏𝘰𝘮𝘦 𝘓𝘰𝘢𝘯𝘴 with faith, grit, and gratitude. I’m investing in my knowledge, pouring into my clients, and embracing this new chapter with excitement and purpose.

To every friend, family member, agent, and client who’s encouraged me to take this leap — thank you. You believed in me when I wasn’t sure if I could believe in myself. And to God — thank You for showing up for me in every moment, even the ones when I didn’t know what was next.

Kristen took this photo of me this morning because she laughed and said “You’re always working at Cheerville” 🤣 She’s not wrong….I’m at this gym typically 4 days a week (sometimes multiple times per day), all because she loves cheer and I LOVE her, so I will always be there to support her dreams. Most days I’m a full-time chauffeur, part-time snack dispenser, and ALWAYS your go-to mortgage girl.
