Mortgage rates did not improve all week, and today’s data did little to help…….but we need to be practical with our sellers and a little aggressive!
Price drops are not working. A $10,000 drop on this scenario drops my buyer’s payment $63 per month!
Compared to $501.42 - 1st year savings (Option1)…… and $257.11 - 1st year savings (Option 2).

This is a 2/1 Temporary buydown on a VA purchase example. On a $400,000 loan amount I am using the VA because we @ RATE waive our VA lender fees!! 😊

• Option 1 - 2/1 Temp Buydown
• $2026.74 P&I 1st year payment @ 4.500%
• $2271.16 P&I 2nd year payment @ 5.500%
• $2528.27 P&I 3-30th year payment @ 6.500%
• Cost to seller = $9100

Option #2 - 1/0 Temp Buydown

Accepted contract on 2/1 temporary buydown! Thank you Guillermo! I have said it many times our buyers are waiting for rates and prices to drop!! Wishful thinking. Who will turn down saving approx. $500 per month the 1st year on their mortgage! AND it is fixed from 3-30 years! Please do not reduce the price $10,000 in this price range. 🥲
