“Hey Christina, I decided I’m going to wait another year to buy, so I can buy a house instead of a condo.”

This was a conversation I had with a client yesterday.
He’s been trying to buy a house for about a year. When he started looking, there was a lot more competition—it was a seller’s market. He was getting outbid, and there were virtually no seller concessions so he switched to looking at condos and stopped looking at houses which was really his goal.
Today, the scenario is different.
There’s more inventory, more price reductions, and sellers are more willing to negotiate and offer concessions.
So what happens if he waits another year?
* There's no anticipated changes to his income and financial situation.
* Rates could come down.
* Home prices could go up.
* Competition could increase.
And we could find ourselves in another seller’s market.
None of us knows what the market will look like a year from now.
My client got discouraged because he was getting priced out. He eventually switched to looking at condos—even though that’s not what he really wanted and he stopped looking at houses.
So I asked him to go back, revise his search and see what’s actually available today.
Because if your goal is to buy a house and your prepared for it, I don’t want you giving up on that goal simply because the market was difficult six months ago.
I’m not here to pressure anyone to buy before they’re ready.
But too often have clients told me, “I’m going to wait,” only to come back later and say, “I wish I hadn’t waited.”
You just don’t know what the future holds.
When you’re ready, stay committed to your goal—and be willing to adjust your strategy as the market changes.
Sometimes, the opportunity is there when you least expect it. 🏡
