Craig has been licensed since 1985 at which time he affiliated with Coldwell Banker Real Estate Services. He obtained his Broker''s license in 1987 and was appointed the roving Assistant Manager for their Las Vegas offices. In 1988 he founded "Country Club Partners" (a building firm of semi-custom homes). In 1989 he was hired by the owners of MoneyWorld Atlas Realty to manage their offices. He was

instrumental in growing the company from a small firm to more than 350+ agents and in 1992 helped the owners affiliate with Century 21. Craig stepped down from management in 1993 to service his clientele. In October of 2011, the owner of Century 21 MoneyWorld sold the offices to Prudential Americana Group REALTORS. Those offices, as of 4/29/14 have now become known as the BERKSHIRE HATHAWAY Home Services Nevada Properties, of which Craig is affiliated today. He has served on numerous committees for GLVAR and in his community. He is affiliated with the "Foundation Assisting Seniors", been the MC 10 years running for their annual "FAS Charity Golf Tournament" held at the Revere at Anthem Golf Club as well as raising donations for the foundation. Throughout his career in real estate, Craig has won numerous awards but the two he is most proud of is achieving the Century 21 "Quality Service Award" and being named as "One of the TOP Real Estate Agents in Southern Nevada" by Las Vegas Life Magazine.

Meeting Between Bread. Most of you should know me pretty well. I no longer accept very many friends because I feel it’s not for me. As of late I'm not a fan of the platform. Almost every FB friend I have known on some level, you are not just a number. But if you are still on my FB, it’s because we have some connection. I would love to see if we can still chat more than just likes... I decided to participate in an experience called “Meeting between Bread”. The idea is to see who reads a post without a photo. We are so consumed with technology that we forget the most important thing: good friendship. If no one is reading this message, it will be a short social experiment. 👀 What do mortgage lenders look for? 👀

1. Creditworthiness: including history and score 💯
2. Financials: including income and assets 💰

Getting pre-approved and pre-qualified for a mortgage should be your first step in the home-buying process. Home sellers want to know that a buyer is serious and well-qualified before reviewing an offer! A pre-qualification letter and proof of funds are usually required when submitting a purchase offer.

Before a lender will pre-qualify a borrower for a mortgage, they look at several factors, including the borrower's employment history, income and creditworthiness. Lenders are looking for a strong employment history, proof of income and a good credit score. Before applying for a mortgage, make sure to have the appropriate documents ready! 📁

With financial documents in hand, the mortgage lender will determine the borrower's debt-to-income (DTI) ratio. DTI ratio is the amount of monthly debt payments to monthly income. A DTI ratio will determine what kind of monthly payment the borrower can afford and how much they can borrow.

But mortgage lenders don’t stop there! Once a home is found and a purchase offer is accepted, the lender will order an appraisal of the property. This helps determine the loan-to-value ratio. A mortgage lender needs to verify that the property is worth the amount they are willing to lend. If an appraisal determines that the property is not worth the loan amount, the purchase contract may need to be renegotiated.
