Unless you're buying the house in cash, it almost always makes sense to negotiate seller concessions to pay for the closing costs BEFORE you start negotiating on price. It's the same net to the seller but it's much better for the average buyer.

Mortgage rates go up and mortgage rates go down. Most lenders price in "discount points" into their rate quotes to make the interest rate look more competitive knowing that most people focus on the interest rate. However, you should always do the breakeven math of how long it will take you to break even buying down the interest rate versus the monthly savings. We like to compare the cost savings of loan products over the entire life of the loan but in reality, what is the likelihood that 1) you aren't going to refinance & 2) you aren't going to move again in the next 30 years. If it takes you 52 months before buying down the interest rate starts to pay off, it's probably not a good investment despite what the math says 30 years from now.

Sometimes temporary rate buydowns can be gimicky but I would definitely consider that over a permanent buy down that pays off in 5 years.

My goal is always to pay the least amount possible in taxes (legally of course) but oftentimes I hear people talking about structuring their tax returns in a specific way to "claim more income" and therefore be able to buy a house. There are loan programs out there that solve this problem and often times when you do the math of tax savings vs higher interest payment, opting for a higher rate/mortgage payment makes a lot of sense.

Does the property cash flow with 20% down? That's essentially the basics of underwriting a DSCR loan. As with every scenario, there is nuance such as credit score or whether the property is currently leased or does it operate as a long term or short term rental. All of those caveats typically effect the terms.

Also, DSCR loans typically come loaded with a pre-payment penalty so make sure to take that into account when considering medium to long term strategy.

Temporary buydowns can go up to three years, but a one year buydown paid for by the seller is the most common. Sometimes a lender will run a promotion to cover the first year buydown for you. If you're considering that, always compare the lender's buydown rate to the rate you'd get without the buydown. A lot of times they bump up the rate to cover the cost of the buydown they're offering. That's not really a deal, it's just clever marketing.
