Average mortgage rates ended last week just slightly worse, improving as the week went on after opening Tuesday with worse rates (markets were closed Monday in observance of MLK Day). Mortgage rates have moved higher to start the year as the economy and labor market return to pre-pandemic levels.

Although the Fed doesn't set mortgage rates, the Fed's actions such as the raising of the Fed funds rate does influence mortgage rates. ๐Ÿ‘Ž A recent announcement from the Federal Housing Finance Agency has come out and said that lenders will soon be required to add an additional 1-4% increase to the interest rate of a second home (a second home is a vacation home, like a home in the mountains, on the lake, or a beach house that you will only live in part of the year and is not your primary residence). The size of the rate increase will depend on how much you're putting down as a downpayment.

Average mortgage rates remain low, but there are some signs to start the week that we could see rates get a bit worse. Most consumers are more likely to see slightly higher closing costs than actual rate increases though, even if we do see some worsening. The outlook is good that mortgage rates will remain low through January, but could creep up a little bit on concerns about pending Fed rate increases.

Average mortgage rates ended the week slightly better, mostly in the form of lower closing costs, with the middle of the week being a bit volatile around the Fed meeting and press conference. The Fed did announce it would be tapering bond purchases faster, reducing monetary stimulus and opening the door to rate hikes sooner in 2022. The Fed is expected to raise policy rates next year, to help curb inflation which has become an issue as the economy recovers from the pandemic.

Average mortgage rates didn't move much, as market concerns about the omicron variant have subsided and investors prepare for the Fed to look to raise policy rates sooner in 2022. We saw some slightly higher closing costs through the middle of the week before settling back down a bit to end the week.

This week we will get the Fed's policy statement, along with the Fed members' forecast of potential rates for the next couple of years. We could see markets react to any surprises, although investors are currently speculating that the Fed will announce faster bond tapering which would signal a rate increase as soon as March of 2022. Overall though we don't expect rates to move much, but should be prepared for movement just in case.
