Two calls to make before your first tenant gets the keys.

Call 1: your insurer. A homeowners policy is written for a house you live in. Ask if it covers the house with a tenant in it. Many owners need a landlord policy instead.

Call 2: your lender. Most loans say you’ll live there at least a year. Leaving sooner? Get their OK in writing.

Past a year, the loan is usually fine. The insurance still isn’t.
