"If I didn't receive the cash in my hand, do I still have to report the income?"

The short answer: Yes. 💸

IRS reporting is based on who is legally earning interest. If you are the lender on a wrap note, you are earning interest income from your buyer. Even if Southern Loan Servicing forwards that payment directly to your underlying mortgage, the IRS sees that as two separate events:

You earned interest (1099-INT).
You paid interest on your own loan (1098).

Ever feel like tax reporting for Subject-To or Wraps is a puzzle? 🧩 It’s simpler than it looks when you follow the "interest streams."

In a typical wrap transaction, there are TWO distinct loan relationships:
1️⃣ The Underlying Mortgage (Original Seller & Lender)
2️⃣ The Wrap Loan (You & the End Buyer)

The IRS tracks these separately. Even if the money goes straight from the buyer to the underlying lender, the reporting follows the legal agreements—not the bank statement.

SLS provides reporting for the agreements we service. If we only service the wrap, we report that stream. If we service both, we provide the full picture.
