Mortgage Pro Tip: If you need to reduce Cash to Close, consider closing on the first few days of the month, and making your 1st payment the following month.

Typically, you pay "Pre Paid Interest" from the closing date to the last day of the month, then have no payment the next month, and then you make your 1st payment the following month.

Example:
Normal Setup. Close Nov 15th, pay prepaid interest from Nov 15th through Nov 30th, No payment in Dec, make 1st payment on Jan 1st.

Cash saving techniques: Close on Dec 5th. Get a credit back for 5 days in December, pay no prepaid interest, and make 1st payment on Jan 1st.
OR
Close Nov 5th. Get credit back for first 5 days of November, pay no prepaid interest, and make 1st payment on Dec 1st.

What day of the month you close matters to your cash to close.

Not all lenders let you do this technique. And the rule of how many days you can get a credit back vary according to their individual rules. Some are 5, some are 7, etc, but it's up to them.

This could save you hundreds, or even thousands of dollars cash out of your pocket at closing, depending on the loan size.
