A life update is long overdue, read on for the good news! 👇

PERSONAL LIFE:

*Turned 40...yikes and of course Oliver and Melissa had bday's too (Willa's is Halloween). October is the best month!

*Had a blast helping to coach Oliver's baseball team and it made me realize how much I miss it. So Melissa Loos Allen and I decided to Co-Coach both of our kids basketball teams this winter. if you know us, this should be interesting so buckle up haha! 🏀⚾️

*Took the kids to a Pumpkin Patch this weekend. It is one of our favorite things to do and it was a lot of fun.🥰

*Chaperoned Oliver's field trip to the gold mine and had so much fun with all the kids panning for gold. 🚌

*Barley Jean's Bakery is coming soon! New brand, new website, new logo. It is going to be awesome so get pumped (sneak peek in the pics)! 🥖🍪

*November has so much on tap for all of us so stay tuned for our amazing adventures!😉

BUSINESS LIFE:

*CLOSED on an awesome new townhome for my client. He was an absolute rockstar when things strayed a little and I am so thrilled for him! Shout out to his amazing realtor Mitzy Wilson Bratt for being so helpful and responsive throughout!🏠

*UNDER CONTRACT on a fabulous 2nd home in the Outer Banks for my amazing clients! Shout to to my bestie and realtor extraordinaire Chad Vaphides for getting them an absolute steal of a property!🏖

*New Mortgage Insight Video Series coming out with my brother from another mother Jon Puente, which is long overdue. This will be all real, no BS, no sugar coating the industry and a lot of fun. You won't want to miss it so stay tuned! 🎥

*October was my best month ever in the mortgage world! When people say it is a slow market, that is not totally true. Who you work with matters and I love what I do! Could not do this without all of my peeps so shout out to them!🙌

Loving life even when things are hard (because they are hard) but I wouldn't have it any other way.

REFI TIME? 🤨
Maybe if it makes sense for you! Rates have dropped and anyone in the past two years who purchased with an FHA or VA loan (I mean even conventional), it may make sense to check it out (special pricing on my end too because I rock)!

BUT...You may have already saw a few of these but I want to be clear. A "free" refi doesn't exist. It is possible to roll closing costs into the loan and basically come out of pocket with $0 but there are always costs to things (so don't be fooled). I am here to break that down for you.

What I can tell you is I won't ever throw garbage fees at you and you will get the best service (extremely fast), breakdown of new payment/options (showing if it makes sense or not), and a great rate because I am here to help YOU!

Oh and since rates are coming down, anyone who has been on the fence about buying, contact me because we ROCK it and the market is fired up! 🔥

Another day, another 5 ⭐️ Review! Got to love it.

This is what we do day in and day out. When I say we are the best I mean it. Going The Extra Mile for my realtor partners and all of my clients is why we rock. I loved helping this amazing couple get their first ever home after a year of prepping and guidance.

Taking the time and effort to guide everyone in the process is key. Being an educator for so long has helped me continue to educate everyone in the home buying process and I love it.

*Oh and good news on the CPI report today...we have seen a little drop in rates and fingers crossed we are getting a cut soon enough. If you are on the fence about buying, need to chat, have any questions, want a pricing breakdown, and/or just want to work with the best then you know who to contact.

CLOSING DAY IS THE BEST DAY!! 😃

I am so incredibly excited for my amazing client on getting into her new home today!

We got this done in record time, NO appraisal, no issues, and clear to close well in advance. Who you work with matters and I say I have the best team but best isn't enough for the amazing Katie Davison-Menear. Without Katie none of this gets done for real.

Another CTC in 6 days out in Colorado over 11 days EARLY, Under Contract on a great property in NC, and an amazing 5⭐️ Review!!

So happy to do what I do and help everyone in all situations. It takes serious work and dedication and I love helping each and every one of my clients!

It has been A DAY some good some bad but when I get CTC (with another one right around the corner) to close out my day I couldn't be happier. Oh and a 2 DAY CTC, come on now have to love it. My client gets to sit back and coast with almost 2 weeks until closing!

Market shifted a little this week (for the better) so of course I helped a ton of clients today with various scenarios and it was a crazy Friday to say the least.

I love what I do and every situation is unique but I truly believe that Relationships matter over everything else and I appreciate my Realtor partners sending clients my way.

5 ⭐️ Tuesday, why not!

This one was the epitome of what we do best and why

Worked with my amazing clients for over a year to get them on the right path to their new home and getting everything in line to be ready to purchase their amazing new home. A wild ride indeed.

We had some pitfalls, a closing that didn't happen a few days before (due to seller not our buyers) and finally found the one (but not without some hiccups (appraisal ugh).

But what we did do is make it happen. It wouldn't happen without everyone trusting each other, working hard at all hours, and making sure we got it done. I love the tough ones because it means even more when it gets to the closing table.

So thankful for my amazing clients, realtor, processor, and overall my team because THIS is WHAT we DO 🙌!

In this market who you work with matters and who your trust matters. I can't stress this enough. If your LO isn't giving you the time of day, move on and find someone who cares.

I am thankful for this amazing review and I am ALWAYS here to help everyone that I can.
