One of the most common questions I hear is:

💬 "How much do I need for the down payment?"

While the down payment is important, it's only one piece of the puzzle.

Here are some of the costs that may be associated with purchasing a home:

💰 Down Payment
Your initial investment toward the home's purchase price. Depending on the loan program, this could be anywhere from 0% to several percent of the purchase price.

📋 Closing Costs
These are fees associated with obtaining your mortgage and transferring ownership of the property.

🔎 Appraisal Fee
The cost of determining the home's market value.

🏢 Title Fees
Title search, title insurance, and other fees related to transferring ownership.

🛡️ Homeowners Insurance
Your first year's premium is often collected at closing.

🏛️ Property Taxes
A portion of future property taxes may be collected upfront to establish your escrow account.

💵 Earnest Money Deposit
A good-faith deposit submitted when your offer is accepted. In most cases, this amount is credited back toward your closing costs or down payment.

🎁 Good News!
Many buyers don't pay all of these costs out of pocket. Depending on the loan program and contract negotiations, seller concessions, lender credits, gifts from eligible family members, or down payment assistance programs may help reduce the amount needed at closing.

Once you're under contract, your financial picture should remain as stable as possible until closing day.

Here are 5 things you should NOT do before closing on your new home:

Every new account can impact your credit score and increase your debt-to-income ratio (DTI), which lenders review throughout the loan process.

❌ Deposit Large Amounts of Cash

Here's a simplified look at the typical homebuying timeline:

🔍 2. House Hunting
Work with your Realtor to find the right home that fits your needs and budget.

📝 3. Under Contract
Once your offer is accepted, you'll sign a purchase contract and officially begin the mortgage process.

📄 4. Loan Processing

🏠 What Is DTI and Why Does It Matter?

One of the most important numbers in the mortgage process is something called your Debt-to-Income Ratio (DTI).

Simply put, DTI compares your monthly debt payments to your monthly income.

📊 Example:

Monthly Income: $5,000

Monthly Debts:
🚗 Car Payment: $500
💳 Credit Cards: $200
🎓 Student Loans: $100
🏠 New Mortgage Payment: $1,700

Total Monthly Debt: $2,500

DTI = 50%

Why is this important?

Your DTI helps lenders determine whether you can comfortably afford a new mortgage payment. Different loan programs have different DTI limits, and a lower DTI can improve your financing options.
