Can't find the right home? Maybe it hasn't been built yet. 🏡
New construction can give you options you may not find in an existing home, including:
🔨 The ability to choose certain finishes and features
🏠 Modern layouts designed for how people live today
⚡ Newer systems, appliances and energy-efficient features
🛠️ Fewer immediate repairs or renovations
✨ A home that feels like yours from day one
And with financing designed specifically for new construction, building may be more achievable than you think.
Thinking about building? Let's talk about your options.

Your first home doesn't have to be your forever home.

A starter home can be just that: a start.

As you pay down your mortgage, you build equity. And if your home increases in value, that equity may grow even more. Over time, it could help you build toward a larger home, a different neighborhood or whatever comes next.

You don't have to start with your dream home to start building toward it.
Ready to explore your first step? Let's talk.

What if the right home just needs a little work?

Expanding your search to fixer-uppers could give you more homes to choose from, help you get into a neighborhood you love and give you the freedom to make the space your own.

Even better? With the right renovation loan, you may be able to finance the home and the improvements together.

Before you cross that fixer-upper off your list, let's talk about what could be possible.

Is your home holiday-hosting ready? 🎄🏡
If your pre-holiday wish list includes a kitchen refresh, new flooring, updated guest space or finally tackling those projects you've been putting off, there may still be time to get started.

Working with a limited budget? Don't count yourself out.

You may not need 20% down to buy a home. Depending on your situation, low-down-payment loans, down payment assistance*, gift funds or seller contributions could help make homeownership possible.

The amount in your savings account is only one part of the picture.

Before you assume you can't afford to buy, let's look at your options.

*Certain restrictions apply, subject to down payment assistance program guidelines. Not available in all areas. Please contact your PrimeLending loan officer for more details.

Your home equity could help fund what's next.
As part of a home equity loan*, you will receive a lump sum of cash you can used however you want. You could put it toward all kinds of financial priorities, including home improvements, consolidating higher-interest debt or funding major life goals and expenses.

Tapping into your equity isn't right for every situation, so it's important to consider your needs, options and overall financial picture.

Wondering what your equity could do for you? Let's talk.

You may be able to use gift funds from an eligible donor to help cover your down payment or, in some cases, closing costs.

But there are rules. Depending on your loan program, who can provide the gift, how the money is transferred and what documentation you'll need can vary.

That's why it's a good idea to talk with me before the money changes hands.

If someone is planning to help with your home purchase, let's make sure you know how to do it the right way.

A little fall maintenance now can help prevent bigger headaches later.
As temperatures start to drop, give your home a quick seasonal checkup:
🍁 Clean gutters and downspouts
🔥 Have your heating system inspected
🚪 Check windows and doors for drafts
💧 Disconnect outdoor hoses and protect exposed pipes
🏠 Inspect your roof for damage or missing shingles
🧯 Test smoke and carbon monoxide detectors
🌳 Trim branches away from your roof and home
Owning a home means taking care of it, too. Save this list for your fall weekend to-do list.
And remember, I'm here as a resource long after closing day.

It's a fair question. A great rate is valuable, but it doesn't automatically mean you're still in the right house.

Maybe your commute is costing you more time and money than it used to. Your family needs more space. You're ready to downsize. Or the location, schools or neighborhood no longer fit your life.

Moving could mean a higher rate or payment, so it's worth looking at the whole financial picture, not just the number on your current mortgage.

If life has changed, let's run the numbers and see what your options actually look like.

Your rate matters. So does the life you're building around it.

For many homeowners, home represents years of memories, hard work and equity built over time.

A reverse mortgage may allow eligible homeowners 62 and older to access a portion of that equity while continuing to live in the home they love.* The funds can be used in a variety of ways, from covering everyday expenses or home improvements to creating more financial flexibility for the years ahead.

Wondering if a reverse mortgage could fit your plans? Let's talk about your options.

*These are brokered loan products. All credit decisions for brokered loan products will be made by the third-party lender. Restrictions and limitations apply. Not available in the state of NY. You must still live in the home as your primary residence, continue to pay required property taxes, homeowners' insurance, and maintain the home according to FHA requirements. Failure to meet these requirements can trigger a loan default that may result in foreclosure. As required by FHA, you will be charged an up-front mortgage insurance premium (MIP) at closing and, over the life of the loan, you will be charged an annual MIP based on the loan balance. Your current mortgage, if any, must be paid off using proceeds from your reverse mortgage loan. If your home needs repairs to be eligible for a reverse mortgage loan, you may be able to use the proceeds of the loan to accomplish this. Generally, the money received is not considered income and could be tax free, please consult your tax advisor and appropriate government agencies for any effect on taxes or government benefits. It is strongly advised that you consult with your family and / or trusted financial planner when considering any reverse mortgage loan.
