💰 What Are “Reserves” in a Mortgage Loan?

Reserves = the money you have left in savings, checking, or other liquid assets after you’ve made your down payment and paid closing costs.

✅ Measured in “months” — meaning how many months’ worth of your future mortgage payment (PITI: principal, interest, taxes, insurance) you have set aside.
