Looking for an agent who has knowledge about solar panels?! Ask me- I am sure I have the answer. 😄
A tiny electric bill looks fantastic in the listing paperwork. It does not tell you whether there is a separate solar payment attached to the house.
Solar panels may be owned outright, financed with an outstanding loan, leased from a solar company or connected to a power purchase agreement. Each setup can affect the sale differently.
Before buying the home, you need to know who owns the system, whether money is still owed, how much the monthly payment is, whether that payment can increase, and what the company requires from a new owner. You should also ask about warranties, roof repairs, insurance, and what happens if the panels ever need to be removed.
Lower electric bills can absolutely be valuable. The problem is assuming the panels are included free and clear because they are sitting on the roof.
