You don't need 20% down on a vacation home — 10% can work. What's different: higher rate than your primary, reserves required because you're carrying two houses, and we cannot use future rental income to qualify you. You have to afford both on your real income. And if you're renting it out most of the year it's an investment property, not a second home — different terms, and misrepresenting occupancy is fraud, not a gray area. Link in bio.
