We are preparing to do the monthly giveback meeting for August, and the charity of the month is Make A Day out of Columbus, OH.

The premise is allowing attendees to donate $100 to the charity through the page that we set up, and then attend the networking event with other investors of all walks. The event is the 24th of August 2022 at Warped Wing in Springboro, Ohio.

It’s the opportunity to have the ‘pick your brain’ or ‘buy you coffee’ sessions combined into one meeting, and support a good cause while networking and sharing experience.

Not every house is a win. Not every condition and situation allows for a profit. And there are a lot of properties and sellers that need love. We pride ourselves in thinking outside of the box to not just solve the problem of the property, but also the things that come next in every seller’s situation.

Good googly moogly! I would use her design insight and preparation even if I wasn’t married to … also, we have another 3,000 SF opening at our office with a garage bay and 20’ ceilings!! Perfect timing for expansion.

Progress progress everywhere!!! 8/8 rehabs moving swiftly. Keeping them under budget. Contractors are happy. Investors are happy.

Word of advice, if you have a serious look on your face try to avoid saying, “Esta casa es con fantisma” to your Latino contractors.

Progress. Progress. Everywhere! 8/8 rehabs moving. Budgets are good. Guys are happy. Investors are happy. Elevating the aesthetics and values in the neighborhoods. We have 28 properties we are preparing to sell this weekend. I’m so proud of our team and share we stand for and where we are headed!!!

Cool fact:
Historic window weights look like nunchucks. In Spanish, it’s “chuckles.” My new favorite Spanish word.

Word of wisdom, when you are super excited, avoid saying, “esta casa es con fantasma” to your Latino contractors; when you mean “fantastico”. Some may not show up the next day. 🤷‍♂️

It’s not my highest and best value to the company to meet with contractors. In fact, behind the desk I can help make the company $30k-$100k in a day. My value to the company, in the field is closer to $20k-$50k in savings on a project.

I could easily leverage someone else’s time to build contractor relationships, run quality assurance, run project management, job costing, purchasing…. But I take a sense of pride in every project and with every relationship our group of companies has. We’re out to change lives.

Next 3 units under construction. Loving how these teams are gaining momentum, blessing several families from the contractors, to the home office team, to our investors, our agent, photographer, designer, the end buyers, their agent, architect, surveyor, attorney, the city, utility companies, insurance agent, homeowner surrounding this repositioned building as property values and neighborhood quality increases just a little, vendors for the locally sourced materials, stager, the missions we get to support, and of course the Olea Family.

Most people wouldn’t have paid what we paid for the property. We purchased it for $50k over retail, but the creative team; driven by experience was able to help force over half a million dollars in appreciation by converting the units into condos. It’s always worth it to solve complex problems for the benefit of everyone.
