National housing headlines don't always tell the whole story.

According to Zillow Research, starter-home inventory increased 4.5% year over year in June, while luxury-home inventory declined 5.2%.*

That could mean more options for some buyers searching at lower price points. Zillow also found that price cuts were more common among starter homes, with 25% of listings receiving a price cut in June. Getting approved for a certain amount doesn't mean you have to spend it.

Before you start house hunting, think about the monthly payment that feels comfortable for your budget. That includes more than just principal and interest. Property taxes, insurance, HOA fees, utilities, and everyday life all factor into the bigger picture.

Knowing your comfort zone upfront can help you shop with confidence and avoid stretching your finances too thin.
