Truth is — no one can time rates perfectly.

What we can control:
✔ Finding the right home
✔ Structuring a strong deal
✔ Making sure the numbers work today

Because if/when rates drop?
More buyers jump in → more competition → higher prices.

You can always refinance later…
but you can’t go back and buy in a less competitive market.

Low offers can work — but only when they’re strategic:
✔ Backed by comps
✔ Reflecting days on market
✔ Or tied to condition/issues

Otherwise, it can:
– Turn off the seller
– Hurt negotiating position
– Make it harder to get taken seriously

Going directly to the listing agent doesn’t give you leverage…
it takes it away.

You’re walking into a negotiation where:
✔ The seller has representation
❌ You don’t

And somehow that’s supposed to work in your favor?

Realtors exist for a reason — to protect your interests, negotiate on your behalf, and keep you from making expensive mistakes.

Skipping that doesn’t make you strategic… it makes you exposed.

✔ Catching issues before underwriting
✔ Communicating before you have to ask

Not always true.

Seller concessions can help cover closing costs and reduce how much cash you need to bring in.

✔ Lower upfront cost
✔ More flexibility
✔ Easier path to homeownership

Just remember — like I said in my last video — reserves still matter.

It’s all about structuring the deal the right way.
