soon? Here’s the you want when pricing you home to sell. Did you know it’s the local market’s “job” to decide how much your home is worth? Not many realize the subjectiveness of appraising a home, but ultimately it’s the price someone is willing to pay for a home that determines how it is sold and when. It’s vital to get this right when you list. And equally vital to have representation when you buy who can successfully negotiate for you, too.

If you think the housing market is "boom or bust" lately, you might not be wrong with either assumption. If rates creep up to 7%... it's been slow. If they drop to 6%, it's like everyone runs to grab their place in line at once. What you're looking at is evidence that housing demand has actually held firm all year - in fact, since the start of 2023 has it been this way - rates have teetered at or below 6.64% on average. So if you think this is 2021, it's not. But if you think it's 1995? It's still not... it's 2026. What is keeping you from checking out your options now?

Read along - but know this: housing is not "unaffordable" right now. You just need to know the right people and where to look.

Spreads were 1.94%, keeping rates below 7%, while purchase apps were up 0.2% yearly and pending sales held near flat.
