🍂Fall homebuying season is just beginning. Here are some tips to make navigating the market a bit easier:
1. ✅ Get approved for a mortgage before you start house hunting. This can help you set a budget, narrow down your search and show sellers your offer is serious.
2. 👀 Check out the neighborhood regularly. Most home tours happen during the day, so be sure to revisit the neighborhood at other times of day to check for things like traffic and noise levels.
3. 💳 Keep your credit score in order. With the holidays around the corner, it can be tempting to shop for gifts in between home tours. Avoid any big-ticket holiday purchases while you are in the homebuying process.

Discount Points vs Buydown:
📉🏠 Did you know there’s more than one way to get a lower interest rate? Let’s unpack the differences between discount points and an interest rate buydown.

💵 Discount points are an optional upfront fee a borrower may pay to get a lower interest rate for the entire life of their loan. One discount point lowers the mortgage interest rate by 0.25% and costs one percent of the principal mortgage amount. Think of buying discount points as “prepaying” your interest.

💰 An interest rate buydown , a.k.a. a temporary buydown, is a financing option that allows a seller or builder to put upfront funds into an escrow account to reduce the effective interest rate on a home loan for up to three years at the start of the mortgage. When the buydown period ends, the rate returns to the initial fixed rate.

The beginning of fall is a good time to give your curb appeal a boost before it starts to get too cold outside. 🍂🏡Some easy ways to keep up your home’s exterior in the fall include:
• Clear fallen leaves from your gutters and rake the yard. 🍁 You can compost or bag the leaves for easy disposal.
• Trim your trees and shrubs to get rid of any dead foliage or branches. 🌳✂️
Tend to your flowerbeds, removing any annuals that are past their prime and getting perennials ready for the dormant season. 🌼🌱
