Can we get real for a sec? 🤔⁣

You might already be hesitant to buy in this market with current home prices. That DOES NOT MEAN it's impossible to buy right now. But with higher rates and home values rising, you’ll want all the help you can get. For example, wouldn’t having a lower down payment be nice?

YES. IT WOULD BE NICE.

Spoiler alert! 🚨 You might be more likely to lower your down payment with a strong LTV!

Your LTV (or loan-to-value ratio) is basically how much money you’re borrowing compared to how much the home you’re interested in is worth. So, having a solid LTV can make you look less risky to lenders and potentially more likely to get a larger loan at a lower down payment. ⁣

You’ll want to find out the age and condition of the systems, like the furnace, air conditioning unit and ductwork. Ask the seller for any maintenance or repair records, and see if they've been updated recently. The more modern the systems, the more efficiently they run.
