What's New Freezing Conditions: Preventive Controls & Best Practices

Ice Dam Awareness
Ice dams typically form at roof edges and gutters. Early indicators include:
• Water stains near exterior walls or ceilings
• Drips or moisture around windows
• Icicles forming unevenly along rooflines
If signs are present:
• Contact a professional mitigation company immediately
• Ensure temporary water control measures are in place until ice dams are removed
• Confirm future leak prevention steps are addressed and not just the visible ice
Roof Snow Removal
• Do not climb onto roofs or use shovels. This increases injury risk and roof damage. Your safety always comes first.
• Use a roof rake from ground level to safely remove excess snow.
• Never use torches or open flames to melt snow or ice near the structure.
• If snow cannot be safely removed, hire a licensed and insured professional.
Snow Removal & Site Management
• Remove snow at least three feet away from foundations, basement windows, and doors.
• Keep street drains and catch basins clear to support proper runoff.
• Place snow piles downhill and away from structures whenever possible.
• Clear gutters and downspouts of snow and debris.
• Extend downspouts to direct water away from the foundation.
• Seal visible foundation or basement cracks with appropriate materials.
• Elevate stored items and utilities where feasible.
• Test sump pumps regularly and confirm proper discharge location.
• Clear the area around fire hydrants.
