Mortgage rates moved lower this week โ€” and hereโ€™s why ๐Ÿ‘‡

President Trump announced plans to direct Fannie Mae and Freddie Mac to purchase $200B in mortgage-backed securities, the bonds that directly influence mortgage rates.

The market took it seriously.

MBS prices jumped immediately, and mortgage rates dropped more than 0.20% in a single day, reaching their lowest levels since early 2023.

This isnโ€™t Fed-style QE and volatility is still expected โ€” but it does suggest rates are now positioned better than they were before the announcement.

If youโ€™ve been watching rates closely, this is a development worth paying attention to.
