One of the biggest misconceptions about reverse mortgages is that they are only for homeowners who are struggling financially.

That is not how many affluent retirees evaluate them.

For a homeowner with investments, retirement accounts, and significant home equity, the conversation can be very different.

The questions become:

• Could home equity reduce pressure on the investment portfolio?
• Could it provide liquidity without selling assets at the wrong time?
• Could eliminating an existing mortgage improve monthly cash flow?
• Could a standby line of credit create more flexibility later in retirement?

A reverse mortgage is not automatically the right strategy. But home equity is still an asset—and for the right homeowner, it may deserve a place in the retirement-planning conversation.

Few financial products carry more misconceptions than reverse mortgages.

What often gets overlooked is how many consumer protections are built into the FHA-insured HECM program.

Independent counseling. Non-recourse protection. Financial assessment. Detailed disclosures. Spousal protections. Continued homeowner ownership.

None of that means a reverse mortgage is automatically the right choice. It means homeowners should evaluate it using current facts rather than stories from decades ago.

Save this post and share it with someone who may be trying to understand how reverse mortgages really work.

Here's a scenario I hear all the time.

A buyer in their late 60s finds the perfect home and says:

"We have to sell our home first."

The client has significant equity but may not realize there are options that could allow them to purchase before their current home sells.

Saturday Scenario #1: The Cash Buyer Over 62

I've found that many retirees automatically assume paying cash is their best option. In some cases it is. In others, preserving liquidity for healthcare, travel, emergencies, or simply peace of mind may be worth exploring.

A lot of people think retirement risk is all about the market.

But lately, something else is creeping in—uncertainty.

Not knowing what’s going to happen with things like Social Security or taxes is causing people to rethink their plans.

Some are delaying retirement.
Others are saving more or playing it safe with investments.

That makes sense—but it can also limit your options.

One thing I’ve been talking through more with homeowners:

Your house isn’t just where you live—it’s part of your financial picture.

And when you actually factor it in, it can open up more flexibility than most people expect.

The key is understanding your options early—before you need them.

If you’ve ever had questions around this, I’m always open to a conversation.
