Received a pretty cool email over the weekend - I was named to President’s Club with Barrett Financial Group!

Our company has roughly 1200 top quality Loan Originators nationwide. President’s Club honors the Top 30 overall. What an incredible honor!

The current RE market has seen massive shifts in interest rate pricing & home value, an influx of brand new lenders/ originators, builders and realtors, and a shortage of available homes on market.

Still, I have always believed that untouchable quality of service and pricing combined with hard work wins out. I’m thankful to my amazing network of realtor partners and their clients, and I look forward to what the new year brings!

REAL TALK - Not every loan that I close is smooth and easy; sometimes we run into issues and have to adapt on the fly.

One amazing advantage that I have as a mortgage broker is dozens of QUALITY lender partners to work with.

This particular loan application started off smooth... and then hit a serious speed bump. Instead of having to tell my borrower we could not close her loan, we pivoted!

After transferring the appraisal and the full application, we were Cleared to Close with a different lender partner of mine in under a week. Pretty incredible salvage!

I saw a jaw-dropping stat today. In 2021, there were 179,428 licensed loan officers in the country. At the end of quarter 2 this year, that number had plummeted to 99,924. By the end of 2023, this number is predicted to fall below 80,000.

With rising rates and low inventory, loan officers across the country have been throwing in the towel for more than two years now.

And yet, in the past 12 months, the Steadfast Mortgage Team has tripled in size, going from three licensed loan officers to nine, with a tenth coming onboard within the next few weeks.

This announcement here is great news for realtors, buyers, and mortgage lenders!

There’s been a LOT of news recently about LLPA’s - most of the info being shared has been a bit skewed or even completely inaccurate.

Here’s a quick breakdown for you:

1. The May 1st implementation of some pricing adjustments to different brackets is still in effect. However, this is minor, and has been built into pricing for months now. No, your 800 credit score buyers are not paying more for a loan than a sub-700 score buyer! 😅

2. The DTI (debt to income) LLPA that was rescinded today had initially been pushed back to August 1st after receiving harsh criticism. Well, thankfully they’ve listened to that criticism and done away with the proposed adjustments indefinitely.

3. This is significant for all potential buyers with 40% + DTI. It would’ve severely impacted their interest rate pricing; much more than the LLPA’s that have been making news recently.

I’m sure you, or one of your clients, has seen this recent headline that’s making waves.

Admittedly, It’s a pretty compelling, click-bait headline! 😅

Politics aside, I wanted to take a quick moment to unpack this, to help educate you, and help you educate your clients!

1. This was first announced several months ago. Most lenders have already adjusted, or have slowly been adjusting, their pricing to meet the May 1 deadline.

2. The policy is not really about subsidizing the cost of lower credit consumers. It’s about subsidizing the risk to GSE’s (Fannie Mae / Freddie Mac)

3. By allowing for more risk in the lower down payment loan pools, they are able to securitize more loans as a whole (especially since average down payment is now closer to 10%).

4. Still, opinions on the policy aside, you want to be working with a mortgage partner that is aware of the changes and looks out for your client’s best interest! It’s not as simple as it used to be to just plug a buyer into one set cookie-cutter program. Your lender partner should be comparing multiple options to ensure your clients are making the best financial decision they can.

Borrowers (especially Minority & Low Income) save THOUSANDS of dollars by using Wholesale / Broker lenders compared to Retail lenders.

How do they see these savings? With lower lender fees & lower interest rates.
