Someone recently asked me what I'm listening to lately. I have a very wide palette of music. Marcus King is high on my rotation list these days. The man sounds a bit like the Allman Brothers if they were from Memphis, with a side note of sophisticated jazz. For a jazzier and jam band notes from Marcus, find Thespian Espionage or Plant Your Corn Early. Search YouTube for these two! He wrote what later became Thespian Espionage while in high school. Reminds me of Miles Davis if he played a guitar instead of a trumpet or if Miles Davis collaborated with Phish.

5 Questions to Expose Your Agent’s Real Experience Level

When interviewing a professional to handle your Florida real estate sale or purchase, the goal is to determine if they possess the mastery required to protect your investment or if they simply hold an entry-level license.

Here are the essential questions a buyer or seller should ask to gauge an agent's true experience level. (Either may elect to be a Realtor, which holds them to higher standard by a Code of Ethics.):

1. "Are you a Sales Associate or a Broker Associate?"

This is the most critical question for establishing their foundational expertise.

Why it matters: A Florida Sales Associate may have zero prior experience and only the minimum 63 hours of education. Did you know that the person you consider hiring may have never sold a home or property?!!
The Follow-up: If they are a Broker Associate, you know that in addition to the Sales Associate requirements, they have taken a more advanced Broker Associate pre-licence course, passed a more rigorous state exam and have at least two years of active, full-time experience.... The first four months of 2026 have brought a remarkable surge to the 30A condo market. While individual months show some pricing volatility, the overarching trend points to a high-velocity market with significant year-over-year growth in both demand and total transaction value.

The Big Picture: 2025 vs. 2026 (January – April)
When we look at the cumulative data for the first third of the year, the growth in the condo sector is explosive. Total dollar volume has more than doubled, and the number of successful closings has increased by over 50%.

1. The “Crash” Already Happened—But Not to Prices
Buyers waiting for a price collapse are looking at the wrong metric. The “crash” happened in Sales Volume (dropping from 198 in April ’21 to 102 at end of April 2026). Despite that drop in activity, the Average Sale Price remains 91% higher than April 2020.
