They denied my friend because they didn't read the whole return.
Restaurant owner. Good income. Clean credit.

Denied.

I looked at his tax returns for maybe 10 minutes and found the problem.

The other bank missed his depreciation. It was on a statement instead of a schedule where it normally shows up.

Not every CPA files things the same way. Some put stuff in different spots on the return.

This bank just... didnt look for it.

So on paper he looked like he made $60k less than he actually did.

Of course they denied him.

I found it. Added the income back in. He got approved.

One person's laziness almost cost him his house.

The thing that gets me is how often this happens. I've probably done this 20+ times now where someone gets turned down and I'm like "wait the depreciation is right here on this other statement."
It's not hidden or complicated…

You just have to actually read the return.

Most software flags the obvious stuff. But when a CPA does something slightly different? The loan officer has to know what they're looking for.

My friend is still a friend. Could easily not be if I didn't catch that.

Makes me wonder how many people are getting denied right now because someone just didn't look hard enough.

She was about to lose $30,000.

Not because she couldn't afford the house. Because someone else screwed up her pre-approval.

Woman owned a nail salon for 10 months. Had $30,000 down with a builder. They were already building her house.

Then her lender turned her down.

$30,000 just gone if we couldn't figure it out.

Here's what I saw - 660 credit score, only 10 months self-employed as a business owner (she was a nail tech before that), and a collection dragging her score down.

Most lenders would've passed.

I pulled up the credit simulator. Without that one collection? Her score was 780.

Showed the underwriter. They made an exception.

Then we did bank statements instead of tax returns since she was so new. She was putting 30% down anyway.

Closed the loan. She kept her deposit. Got her house.

The wild part is she was already approved once. Someone just didn't do their job right the first time.

I don't know how many people are out there right now about to lose a deposit because their lender didn't actually look at the full picture.

Probably more than I want to think about.
