VA just updated Chapter 4 of the VA Lenders Handbook to clarify how certain non-medical collection accounts are calculated in underwriting.

Is this one small guideline change going to change every denied loan? No.

But it is a good reminder that VA guidelines change, lender requirements are not always the same, and one lender’s denial does not necessarily mean you are ineligible for a VA loan.

If you were turned down because of:
• Collections or past credit issues
• Debt-to-income concerns
• Manual underwriting
• A lender-specific requirement
• A complicated financial situation

Your file may deserve a fresh review under the current VA guidelines.

A VA loan can be more flexible than many borrowers realize, but the details matter.

Myth: VA appraisals are harder, they take longer,
the VA appraiser is going to nitpick everything.

Meanwhile…

VA appraisal ordered Monday at 4:24 PM.

Appraisal received Tuesday at 8:04 PM.

That’s 27 hours and 40 minutes from order to completed appraisal.

💥 Over asking price
💥 No repairs required

VA loans don’t need to be scary, complicated, or slow. A lot of the horror stories surrounding VA financing come from people who simply don’t work with VA loans very often.

This is why having a lender who actually knows VA financing can make a very big difference in how the transaction goes.

And somewhere out there, another listing agent is still saying, “But VA appraisals take forever…”
